                East Tennessee Lakefront Real Estate 
 
East Tennessee is blessed with an abundance of lakes and streams. There are 7 lakes within an
hour drive of Knoxville Tennessee (click here for map) and depending on the lake, parcel size
and location
prices can range from about $75,000 to several Million Dollars for lakefront land.
Tennessee lakefront homes
start in the $200,000 range and go up to several Million Dollars as
well.
 
All of our Knoxville area lakes are large enough to support boating, skiing, fishing, etc. These
lakes were created and are managed by the Tennessee Valley Authority (TVA) for flood control
power production and recreation. The lakes North and East of Knoxville ( Norris, Cherokee and
Douglas ) are tributary lakes whose water levels are dropped  in the Fall to create storage for
Winter/Spring runoff from the Cumberland Mountains to the West and the Smoky Mountains to
the East. Because of the dramatic fluctuation in water level these lakes require floating docks.
The lakes further downstream ( Fort Loudon, Tellico, Melton Hill and Watts Bar ) also have
fluctuating water levels but not as severe as the tributary lakes. As a result, fixed docks are
common on these lakes. TVA and the U.S. Army Corps of Engineers control the dock permit
process and any construction within their waterfront easements.
 
Depending on local topology and water depth some properties have seasonal water while others
have year round water. Properties with year round dockable water and convenient to Knoxville, or
a fair sized town, demand a premium price. Communities such as Tellico Village and Rarity Bay
on Tellico Lake offering amenities like marinas,
golf courses, tennis, and organized social activities
also demand
higher prices. Property in more remote areas, without on-site utilities, amenities
and/or without year 
round water sell for less.
 
Some important things to keep in mind when shopping for Tennessee lakefront property:
 
1. Price - If it seems too good to be true it most likely is. Bargains on lakefront property are rare.
 
2. Docks - TVA and the Corps of Engineers have the final say in issuing dock permits. Just
                because it is advertised as dockable, or the owner/developer says it is dockable,
                doesn't make it so. Properties with an existing dock permit must have that permit
                transferred to the new owners when a property sells. Even a change in dock size

3. Surveys - Many lenders no longer require surveys when financing a purchase, especially
                  in newer subdivisions with recent surveys on file with the County. Unless the
                  survey pins are still in place and clearly located where the plat maps/surveys
                  indicate they should be, a new survey is highly recommended.
 
4. Buyer's Agent - Find an experienced Realtor® to represent you, especially if you are not
                           familiar with our area lakes. The characteristics, prices, advantages and
                           disadvantages of the area lakes and lakefront communities vary. Team
                           with a Realtor® who is knowledgeable about our area lakes and can help
                           you find a property that will meet your needs.
