If you are considering selling Knoxville real estate, a Knoxville home or Tennessee lakefront property there are four major components to successfully selling real estate: fact-based pricing, market exposure, staging for prospective buyers, and sales management.
Neither Realtors nor property owners control market value. Real estate must be priced according to accurate market data and prevailing market conditions. Too high and you limit your potential buyers, extend your market time, and possibly get less than if properly priced; too low and you may leave money on the table. I will perform an up-to-date market analysis on your property using MLS data and County tax records.
With me your property will be advertised in the Home Market Magazine every month until it sells. It will appear in full-page color ads in the Saturday and Sunday Knoxville News Sentinel Real Estate Section.
Did You Know? 80% of all buyers now use the Internet as a source and 75% of all buyers who drive by or schedule a showing on a property first saw it online. (2005 National Association of Realtors® Profile of Buyers and Sellers) Print media cover the local market but the Internet is the tool of choice for exposure outside the local area. Our community has seen a growing influx of new residents from outside the local area in recent years. If it is not appearing in multiple media and listed on a highly visible Internet site your property is not getting the exposure necessary in today’s market!
Having a website that is not properly promoted is like owning a store in the middle of the forest with no signs and no advertising! High rankings on Internet search engines are critical. My personal and company websites: www.carson-day.com and www.remax-knoxville-tn consistently rank in the top 10 to 15 search results on the top two Internet search engines. Search at www.google.com or www.yahoo.com using any of these key phrases: knoxville tennessee real estate, knoxville real estate or tennessee lakefront. *Search data from google.com and yahoo.com show that these are the most used phrases when searching the Internet for real estate or lakefront property in the Knoxville and East TN area. With me your property will be listed on some of the most highly visible real estate web sites on the Internet!
If you are selling your home properly staging your home for showing is critical. Sprucing it up inside and out, making necessary repairs and keeping it neat and clean can make or break a showing! Cleaning out closets and storing excess furniture can make a home feel more spacious. Opening blinds and drapes and turning on lights will make your home appear lighter and more open. Attractive landscaping and front entry enhance curb appeal and first impressions. Would you buy a home that wasn’t properly cleaned, maintained, and prepared to show the public?
Having gained a prospective buyer’s interest selling skills and experience come into play. Very few properties are a perfect match with all of a buyer’s criteria. Presentation of its best features and overcoming objections are necessary skills when showing and selling real estate. Finding a buyer and reaching agreement on price means my work has just begun. It is at this point that most deals begin to fall apart. Many issues may arise while getting from sale to successful closing: contract terms and conditions, inspections, surveys and financing are just a few. Management of the post-sale process can be just as critical, if not more so, than pre-sale marketing!
